A tenant has moved out. The next renter is waiting. Every extra day means lost rental income.

A fast turnover starts with removing unwanted contents, damaged materials, renovation debris, and general garbage. For landlords and property managers in Everett, an on-site bin gives you a simple way to keep the cleanup moving without making repeated trips to the landfill.

Tor Bin Rental delivers driveway-safe bins throughout Everett and nearby communities, including Alliston, Lisle, and Angus. You can book online, choose a rental term, load the bin on your schedule, and arrange pickup when the unit is ready for repairs and cleaning.

Why Use a Bin for a Rental Property Turnover?

A turnover can create more waste than expected:

  • Abandoned furniture

  • Bagged garbage

  • Broken shelving and cabinets

  • Carpet and flooring

  • Drywall and trim

  • Old mattresses

  • Damaged appliances

  • Yard debris

  • Small repair and maintenance waste

A personal vehicle or pickup truck may handle a few items. It is rarely efficient for a full unit reset.

A bin lets you:

  • ✅ Clear the property in one organized step

  • ✅ Load waste over several days

  • ✅ Keep debris off the lawn and driveway

  • ✅ Avoid repeated dump runs

  • ✅ Coordinate cleaners and contractors more efficiently

  • ✅ Reduce delays before the next tenant moves in

Everett Rental Turnover Workflow

Follow this sequence to reset the unit faster.

1. Secure and Document the Unit

Before removing anything, confirm that you have lawful possession of the unit. Collect all keys, remotes, fobs, and access devices.

Then document the condition:

  • Take photos and videos of every room

  • Record visible damage

  • Photograph abandoned items before removal

  • Separate items that may need to be stored or returned

  • Note repairs required for the next tenant

Do not throw out personal documents, valuables, or property that may still belong to the former tenant until you have followed the appropriate process.

2. Book the Right Everett Bin

Choose your bin based on the material and the volume.

Use this simple guide:

  • If you are clearing one bedroom, a small basement area, or a limited amount of furniture, then choose the 10-yard bin.

  • If you are resetting a full apartment, townhouse, or larger rental property, then choose the 14-yard bin.

  • If you are handling a large property cleanout, multiple rooms, bulky furniture, or repair debris, then choose the 20-yard bin.

  • If you are removing soil, concrete, or asphalt, then choose the specialty 8-yard bin.

Book online 24/7 through our booking portal. You do not need to wait for business hours or make a phone call.

Same-day or next-day delivery may be available in Everett and surrounding service areas, depending on the postal code and schedule.

July 2026 Bin Sizes and Starting Rates

The following are July 2026 starting rates. Pricing varies by postal code and is subject to H.S.T. A 5% fuel surcharge also applies to base rates.

What the Regular Rate Includes

The Regular Rate includes:

  • 7-day rental

  • Delivery

  • Pickup

  • Up to 1 metric tonne of disposal

Additional weight is billed at $130 per metric tonne.

Choose the Regular Rate when you have a heavier or more controlled load and want to pay based on disposal weight.

What the All-In Rate Means

The All-In Rate is designed for accepted Household & Construction Waste. It offers a more predictable total for materials such as:

  • Furniture

  • Wood

  • Carpet

  • Cabinets

  • Drywall

  • Trim

  • General household garbage

  • Standard renovation debris

The All-In Rate does not apply to every material. Heavy materials such as soil, concrete, asphalt, brick, shingles, and stumps require the appropriate specialty or Regular Rate option.

For a detailed explanation, read our All-In vs. Regular Rate comparison.

3. Schedule Driveway-Safe Delivery

Tell us where you want the bin placed. The delivery area should be:

  • Clear of vehicles and other obstructions

  • Accessible to the roll-off truck

  • Away from low branches and overhead wires

  • Firm and reasonably level

  • Long enough for the selected bin

Our bins are placed with protective measures underneath to help prevent damage to asphalt, concrete, and other driveway surfaces.

✅ This is especially useful for rental properties where you want to avoid unnecessary repairs or complaints from the owner, tenant, or neighbours.

Review the Everett bin rental service area before booking. If the property is in Alliston, Lisle, Angus, or another nearby community, enter the property postal code online to view availability and pricing.

4. Load the Bin Safely

Once the bin arrives, load it in an organized way.

Start with flat materials such as:

  • Carpet

  • Flooring

  • Wood panels

  • Shelving

  • Cardboard

Then add furniture and bulky items. Break down large pieces where possible. This creates more usable space and reduces the risk of an uneven load.

Follow these loading rules:

  • Keep the load level with the top of the bin

  • Do not place waste above the sidewalls

  • Point sharp objects downward

  • Keep heavy materials distributed evenly

  • Do not block access doors unnecessarily

  • Never place prohibited items in the bin

⚠️ DO NOT OVERLOAD THE BIN. Waste above the sides can create a transportation and safety issue and may require unloading before pickup.

The rear doors and low sidewalls make loading easier, especially when cleaners, maintenance staff, or contractors are working quickly between tenants.

Acceptable Turnover Materials

For a typical rental-property reset, accepted Household & Construction materials may include:

  • Household garbage

  • Furniture and mattresses

  • Wood and broken shelving

  • Cabinets and countertops

  • Carpet and flooring

  • Drywall

  • Trim and doors

  • Packaging and cardboard

  • Non-hazardous renovation debris

  • General yard waste, when booked under the correct waste category

Separate materials when necessary. Soil, concrete, asphalt, shingles, and other dense materials may require a different bin or rate.

⚠️ Prohibited and Special-Handling Items

Do not place the following items in the bin without confirmation:

  • Paint and chemicals

  • Oils and fuels

  • Batteries

  • Electronics

  • Propane tanks

  • Hazardous waste

  • Asbestos-containing materials

  • Unknown liquids

Some items may require special handling or additional charges, including tires and appliances containing Freon.

When in doubt, contact info@torbinrental.ca before loading. It is easier to confirm an item in advance than to remove it later.

5. Coordinate Repairs, Cleaning, and Pickup

Once the unit is cleared, your trades and cleaning team can work without debris in the way.

A practical order is:

  1. Remove unwanted contents and garbage

  2. Complete safety and maintenance repairs

  3. Patch, paint, or replace damaged materials

  4. Deep clean kitchens, bathrooms, floors, and appliances

  5. Test locks, lights, plumbing, smoke alarms, and appliances

  6. Take final listing photos

  7. Prepare the unit for the next tenant

Need more or less time? Flexible 3-day, 7-day, and monthly rental terms are available. You can also request early pickup or an extension if your schedule changes.
